Sequences of Operation for Integrated Automation System

This article is about general Sequences of Operation used in Integrated Automation System or Building Automation System.

Sequences of Operation for Integrated Automation System

<This section provides the details for the sequences of operation for all equipment. The sequences shall either be provided in detail in this section, referenced to other sections (e.g. mechanical specifications), referenced to the drawings (IAS and/or mechanical), or a combination of the above>

  • GENERAL

    • RELATED DOCUMENTS

      1. Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division 01 Specification Sections, apply to this Section.

      2. Specifications throughout all Divisions of the Project Manual are directly applicable to this Section, and this Section is directly applicable to them.
      3. <If the sequences of operation are to be provided in other specification sections and/or drawings, identify the exact location of this information>
    • REFERENCE STANDARDS

      1. The latest published edition of a reference shall be applicable to this Project unless identified by a specific edition date.
      2. All reference amendments adopted prior to the effective date of this Contract shall be applicable to this Project.
      3. All materials, installation and workmanship shall comply with the applicable requirements and standards addressed within all references.
      4. <If applicable> ASHRAE Guideline 36-2018 High Performance Sequences of Operation for HVAC Systems.
    • CONTROL DIAGRAMS AND SCHEDULE

<The control diagrams and schedules are an integral part of the control system design. Together the specifications, design drawings and schedules will provide a complete design. It is important that these documents be completed to a level of detail that will enable the performance expectations for the project to be realized. It is the design engineer’s responsibility to insure the requirements of the open system are properly defined, referenced and enforced.>

  1. Refer to IAS and Mechanical, Design and As-Built Drawings for information on the components and intended control functions.
  2. Contractor shall be responsible for all control wiring connections, auxiliary devices and control wiring diagrams to complete the control system and attain the described sequence of operation.
  3. All configuration parameters and setpoints for sensors, controllers and the like, that are not factory preset, shall be set by the Contractor before system startup.
  • SEQUENCES OF OPERATION

    1. Program each Niagara N4 Network Controller, and third party AUC, BCT, PICU, PPCU, UICU device, etc., to perform the sequences of operation provided on the construction documents. Provide all necessary hardware on each piece of equipment in order for the equipment to perform the specified sequence and to meet the requirements of the point lists.  There may be input and output points on the point lists for monitoring, analytics and alarm purposes.  These points may not be required to perform the sequence of operation for a specific piece of equipment, but are required to meet the performance intent of the system.  The Contractor is responsible for providing these as well.
    2. The sequences of operation provided <on the control drawings, in this section, or in other sections> represent an overview of the system operation. The Contractor shall be responsible for achieving the sequences of operation as described. The Contractor shall furnish and install additional sensors or other devices at no additional cost to the owner if they are required to achieve the sequence of operation.
    3. The Contractor shall be responsible for all control wiring connections, auxiliary devices and control wiring diagrams to complete the control system and attain the described sequence of operation.
