Protected Membrane Roofing Quality Assurance Guidelines

  • Installer shall be a qualified firm that is approved, authorized, or licensed by roofing system manufacturer to install manufacturer’s product, and is eligible to receive manufacturer’s warranty.
  • Manufacturer shall be a qualified manufacturer that has Underwriters Laboratories (UL) listing for roofing systems, identical to that used for proposed project.
    Components for roofing system shall be obtained from roofing system manufacturer.
  • Roofing materials with minimum Class B fire-test-response characteristics, or as indicated on drawings shall be provided; as determined by testing identical products in accordance with UL test methods, or another testing and inspecting agency acceptable to company. Materials shall be identified with appropriate markings of applicable testing and inspecting agency.
  • Before starting roof deck construction, a conference shall be held at project site with company, roofing installer, roofing system manufacturer’s representative, and installers whose work interfaces with or affects roofing. Methods and procedures related to roof deck construction and roofing system shall be reviewed,
    including the following:

a. Roofing installation, including manufacturer’s written instructions
b. Construction schedule, and availability of materials, installer’s personnel, equipment, and facilities required
c. Examination of deck substrate conditions and finishes for compliance with requirements, for example flatness and fastening
d. Structural loading limitations of roof deck during and after roofing
e. Base flashings, special roofing details, roof drainage, roof penetrations, equipment curbs, and condition of other construction that will affect roofing system
f. Governing regulations and requirements for insurance and certificates, if applicable
g. Temporary protection requirements for roofing system during and after installation
h. Roof observation and repair procedures after roofing installation.

Delivery, Storage, and Handling

Roofing materials shall be delivered to project site in original containers with seals unbroken, and labeled with manufacturer’s name, product brand name and type, date of manufacture, and directions for storage.

 Liquid materials shall be stored in their original, undamaged containers in a clean, dry, protected location and within the temperature range required by roofing system manufacturer. Stored liquid material  shall be protected from direct sunlight. Liquid material that cannot be applied within its stated shelf life shall be discarded and legally disposed of.

 Roof insulation materials shall be protected from physical damage and from deterioration by sunlight, moisture, soiling, and other sources. They shall be stored in a dry location. Insulation manufacturer’s written instructions for handling, storing, and protecting during installation shall be complied with.

 Roofing materials shall be handled and stored, and equipment placed, in a manner to avoid permanent deflection of deck.

 Project Conditions

Installation shall only be started when existing and forecasted weather conditions permit roofing system to be installed according to manufacturer’s written instructions and warranty requirements.

Warranty

  • The warranties specified in this section shall be in addition to, and shall run concurrent with any other provisions of project contract and other warranties made by building contractor.
  • Roofing installer shall warrant to company that the roofing system and flashing system shall remain watertight and free from defects for a period of 2 (two) years following project completion.
  • Roofing manufacturer shall warrant to company that the roofing system and flashing system shall remain watertight and free from defects for a period of 15 (fifteen) years following project completion.
  • A roofing installer warranty and a roofing system manufacturer’s warranty shall be submitted to company for the periods indicated in 4.6.2 and 4.6.3, and shall include the following terms: 

a. Written warranties, without monetary limitation, for both roofing installer and roofing manufacturer, in which each agrees to repair or replace components of roofing system that fail in materials or workmanship within their specified warranty period.
b. Warranties shall cover defects in materials and installation workmanship, and shall provide for prompt repairs or replacement of defective work reported within the warranty period at no cost to Company, for both roofing system materials and for installation
c. Roofing system materials covered shall include roofing membrane, base flashing, roofing membrane accessories, roof insulation, fasteners, roof walkways or pavers, and all other components of roofing system
d. Roofing manufacturer, or roofing installer, shall begin repair or replacement within 48 hr of  receiving notification of roof leaks or defective work, weather permitting. When weather or other conditions prohibit such work from being accomplished immediately, roofing manufacturer/installer shall provide temporary protection as required to prevent water damage to buildings and contents. Temporary emergency repairs which may be employed to protect building, shall neither void the warranty nor in any way reduce obligations by this warranty.

e. Inspection by roofing installer and roofing system manufacturer, which shall be as follows:

(i) During warranty period, roofing installer shall inspect roofing system at 6 months intervals for the first two years after project completion
(ii) After the roofing installer warranty expires, roofing system manufacturer shall inspect the roof every year thereafter, and make final inspection during last month of warranty period.
(iii) Company shall be notified ten days in advance of each inspection date.
(iv) Inspection shall be carried out in presence of Company.
