Protected Membrane Roof Quality Control Guidelines

  • Prior to installing final surfacing (gravel or pavers) and insulation, the following roof leak test shall be performed:

a. Three (3) days prior to the test, roofing contractor shall notify Company in writing when the test will be conducted, to allow them to participate.
b. Roof shall be filled with a 50 mm depth of water on any part of the roof, maintained for 24 hour.
c. Interior of the building shall be inspected for leaks during and after the test.
d. Leaks, if any, shall be repaired and the test repeated until no leakage is found.

  • During roofing installation, Company will determine whether samples of in-place roofing shall be taken for laboratory analysis, in addition to manufacturer’s required samples. Testing shall be done at an independent testing laboratory, at roofing contractor’ expense.
  • Roofing system manufacturer shall inspect roofing installation on completion. Company shall be notified 48 hr in advance of date and time of inspection.
  • Where test results or inspections indicate that they do not comply with specified requirements, components of roofing system shall be repaired or removed and replaced.
  • Additional testing and inspecting shall be performed to determine compliance of replaced or additional work with requirements, at contractor’s expense.

Protecting and Cleaning

  • Roofing system shall be protected from damage and wear during remainder of construction period. When remaining construction will not affect or endanger roofing, roofing shall be inspected for deterioration and damage, and its nature and extent documented in a written report. Overspray and spillage shall be cleaned from adjacent construction using cleaning agents and procedures recommended by manufacturer of affected construction.
  • Roofing system that does not comply with requirements shall have deficiencies corrected, or shall be removed. Substrates shall be repaired. Roofing system shall be repaired or reinstalled to a condition free of damage and deterioration at time of substantial completion, and according to warranty requirements.
